Great Starter Investment Property or Downsizer in one of the Best Areas of Kamloops' Downtown near the School of the Arts, French Immersion School & Sagebrush Theatre. Many Cosmetic Updates done to the interior. Property is illegal non-conforming with 2 suites one front & one rear. Lot is just over 6000sqft, 50'wide by 120' deep according to city information, & on the view side of Dominion so it could long-term be a great redevelopment lot as well given the new Provincial Zoning Changes Coming Soon. Property has lane access & "prior owner" had looked into & gotten permission to add a carriage house to the property. Property is presently fully tenanted & bringing in just over $2900/month & utilities are not included in the rent with tenants likely wanting to stay. Property is walking distance to downtown recreation options &shopping. As the Seller is also a builder he would build to suite. All measures approximate. About
I moved to Kamloops from the Okanagan a decade ago and have never looked back. I studied business and sciences at the University of Northern British Columbia. After finishing my degree with a B.A. and working as an assistant to the Dean of Marketing I quickly jumped into the fast-paced environment of commerce. Having lived in BC the majority my life and having worked all over the country and traveled all over the world, it quickly became obvious, Kamloops is a great place to live. I am grateful for my family and always appreciate good times with friends. I was very fortunate to play competitive hockey and soccer in my younger years which helped to develop the importance of hard work, dedication and teamwork which I apply to all areas of my professional and personal life. After jumping from a plane 97 times I sold his parachute for a set of golf clubs. I also love water, frozen or not, snowboarding, wake-boarding and being in the outdoors.
